Real estate in Southern Arizona is at its healthiest level in the past five years, according to the Tucson Association of Realtors September report. As a whole, the market is continuing to recover from the 2007 financial collapse, and prospects remain bright.

Though numbers in terms of sale prices and volume decreased month over month in September, it is no cause for alarm. Market experts do advice to not make large scale purchasing decisions based solely on market prices and a 50-year low in mortgage rates.

Total units sold in the residential market dropped to a total of 1,203, down from 1,276 in August. 

Despite the continued downward trend, it is still important to note the numbers are an increase of 15.9 percent when compared to the same time last year. 

Total active listings did increase, however. September saw a total of 4,909, a three percent increase from August.

Aztera Properties LLC purchased an approximately 30,000 square foot office/manufacturing facility at 1120-1140 N. Anita from the co-trustees of the Louis W. Barassi Revocable Trust for $1,250,000.  Gary and Randy Emerson of GRE Partners, LLC represented the seller. Bob Davis of Tango Commercial represented the buyer.

Assurance Health and Wellness Center leased approximately 7,759 square feet at 1010 E. Palmdale from Foothills Business Ventures LLC.  Gary Emerson of GRE Partners, LLC represented the Landlord.  Joe Nehls of SunVest Commercial Inc. represented the Tenant.

WirelessPCS, LLC leased 2,200 square feet of retail space at 1841 and 1845 S. Craycroft Road from Ashraf Shiha. The tenant was self-represented. Michael Laatsch with CBRE Tucson represented the landlord.

Dreamstyle, LLC purchased an 11,055 square foot building at 3925 N. Runway Dr. New Apollo Investments, LLC for $475,000.  Paul Hooker, with Cushman & Wakefield | PICOR, represented the seller. Tony Reed with Long Realty Commercial, represented the buyer.

Spork Press LLC leased 1,177 square feet at 2229 East Broadway Boulevard from the City of Tucson. Roy Drachman of Roy Drachman Realty Company represented the tenant. Kevin Volk, Dave Hammack, and Rick Borane of Volk Company represented the landlord.

Central Clinical Labs, Inc. leased 202 square feet at 2761 N. Country Club Road, Suite 110 from Country Club Plaza, LLC.  Isaac Figueroa of PICOR represented the tenant. Andrew Sternberg of Oxford Realty Advisors represented the landlord.

Preferred Pump & Equipment, LP leased 8,000 square feet at 4320 E. Illinois St Tin Cup Properties, LLC. Ron Zimmerman with Cushman & Wakefield | PICOR, represented the landlord. Stephen D. Cohen and Russell W. Hall, SIOR, GSCS, with Cushman & Wakefield | PICOR, represented the tenant. 

Motus Performance, LLC leased 1,000 square feet of office space at 4930 N. 1st Ave., Suite 101 from 4930 1st Ave, LLC.  Rick Kleiner with Cushman & Wakefield | PICOR, represented the landlord. Tom Hunt with Tango Commercial Real Estate, represented the tenant. 

Oasis Foods, LLC signed a 3,300 square-foot lease of a yet-to-be-built retail space at Wilmot Plaza. The landlord, BP Wilmot Plaza, LLC, was self-represented. Michael Laatsch and Nancy McClure with CBRE handled the transaction.

Creative Networks, LLC leased 3,000 square feet of office space at 2570 S. 4th Ave. from Madera Associates Group, LLC. Melissa Lal and Andy Seleznov with Larsen Baker represented the landlord. Jeff Casper with CBRE represented the tenant.

Sunrise Eagle Inc. leased 1,166 square feet of space at 9665 N. Thornydale Road, Suite 120 from Fidelity National Title Trust 60259. Kevin Volk of Volk Company represented the landlord. Charles A. LaMar of CREA Real Estate Services LLC represented the tenant. 

Peruvian cuisine now mobile in Tucson

Pedro Gonzvar, owner of the former South-side restaurant, Don Pedro’s Peruvian Bistro, has been working with his family and has recently announced they are hitting the streets of Tucson in their new Peruvian food trailer. 

Using only the highest quality products, Don Pedro’s Peruvian Food Trailer will continue to serve hungry customers award winning, authentic Peruvian favorites, including Arroz con Mariscos, Anticuchos, Lomo Saltado and more. Cooked fresh daily, Gonzvar said he “will offer only the highest quality ingredients.”

The trailer will hold its opening event Oct. 16 from 11 a.m. to 3 p.m. at the Jacome Plaza in Downtown Tucson.
